Paul Tate discusses how to beat bacteria in your home, advising on recent legislation

Forget Pyscho, according to the HSE there might be a real killer lurking in your shower if your boiler, tap or shower head is breeding potentially fatal legionella bacteria. Paul Tate of Tate Residential informs us that as of 2012, all residential lettings must carry out a legionella risk assessment and urges landlords and tenants to consider their own properties. ‘Ask yourself, if a boiler, tap or shower head breaks, who is responsible for getting it repaired?’ He says. ‘If it is you, then you need to be aware of the legal requirements.’



What do I have to do to comply with the law?
You must carry out a risk assessment to identify and assess potential sources of exposure. You must then introduce a course of action to prevent or control any risk. This must be reassessed on a regular cycle.

Assessing the risk - are conditions right for the bacteria to multiply?




- Is the water temperature between 20 - 44°C?

- Ensure incoming and stored water remains at a temperature of less than 20 °C.

- Maintain the correct temperature at the hot water cylinder. Check at least annually.

- Is there debris in the system, such as rust or scale that can provide a food source for legionella?

- Periodically assess if there is a build-up on internal surfaces of hot water cylinder for scale and sludge.



What should you do if you identify risks?
Introduce proper controls – you will need to refer to the Approved Code of Practice (details below) for guidance on the action you should take. For no extra cost, Tate Residential undertake the assessment for all managed properties. n
